Deed Beat indexes the latest recorded foreclosure and tax deed snapshot across 11 Florida counties. Each date and property count links back to its county auction source.
What changes we watch
When an approved source changes, we preserve the raw capture and record each new property, reschedule, cancellation, redemption and sale result as a dated event. That history can power a daily alert or monthly digest.
What comes next
The probate layer will compare official court filings with public parcel records. It will stay off the public feed until manual review shows the matches are reliable. We do not publish synthetic records as opportunities.
How fresh the record is
The Railway job checks approved sources every day and reports failures to our operations inbox. The website refreshes from the database every six hours. Auction pages keep their recorded date until a cleared source supplies a newer snapshot.
What we refuse to publish
We do not publish heir phone numbers, family mailing addresses, obituary-derived contacts or skip-traced personal data. The service is a property and court-record index, not a grieving-family contact list.
